UK House Price Index
As from January 2020, the average house price in the UK is £231,185. The average price of a house in Cambridge in £511, 272. Property prices have fallen by 1.1% compared to the previous month, and are up by 1.3% compared with the previous year.
Commercial Property Index
At the end of 2019, the RICS UK Commercial Property Market survey results were indicating modestly stronger outlook emerging for rents and capital values over the year ahead. The retail sector was the only area to see an outright decline and rental growth expectations remain firmly negative for retail. On the same basis, prime office rents were anticipated to rise by 2.5% in the coming months. Whereas across the industrial sector, rents have been forecast to rise by nearly 4% in prime locations.
The current Covid-19 impact on all types of commercial property but particularly the retail sector must now cast doubt on these predictions.
